ABOUT

Created by Rock Paper Build and Davey McEathron Architecture, the East 12th Residence is a case study for what happens when a husband (architect) and wife (builder) team up to create a highly detailed, highly customized community of 2 houses and 2 accessory dwelling units in the vibrant East Austin neighborhood of Chestnut.
Grain-matched walnut cabinets in the kitchen serve as a warm and sophisticated backdrop to the open floor plan on the first floor - with 10’ ceilings and level 5 drywall. The large waterfall kitchen island, topped with a leathered, infinity white quartzite countertop anchors the kitchen while a large, double sliding glass door by Western opens to a private backyard with a thermally modified ash deck and a 176 sf custom pool. The design-build team worked closely with the concrete supplier to develop a custom aggregate mix for the foundation that, once ground down and polished, resembles a black and white terrazzo. Have fun with your guests as you invite them to find the powder room, tucked behind a hidden door. A custom designed/built steel/white oak handrail leads one up to the 2nd floor where curved walls focus towards the primary suite. The primary bedroom is filled with natural light from a huge, North facing window. The primary bathroom has a double vanity, clad in walnut and Zermatt quartzite floating over a terrazzo floor. The curved wall wetroom hugs a soaking tub and has double shower heads. The third floor has vaulted ceilings and a commanding view towards the South and downtown views towards the West from a small gameroom/lounge. The 2nd and 3rd bedrooms are both on this floor, along with a playful secondary bathroom, clad in colorful tiles and cabinets. Kitchenaid appliances, hand selected, custom and locally made cabinets, spray foam insulation, 17 seer HVAC, vertical grain hemlock soffits, metal roof, white oak floors (2nd/3rd floors)

Welcome to East Austin

The East Side is known for its eclectic character and charm with its secret bars, funky coffee shops, and countless food trucks on virtually every corner. This is an area that locals love and tourists crave. Hop on your bike to go to your local market for fresh goods, then head over to one of many trails like Govalle Park or Walnut Creek Trail. If art is what you're looking for, swing by Austin Artwalk on the weekend or stop by Canopy Austin arts district to take in the art and local vendors. You can follow the sounds of live music on nearly every street each night of the week.

For an afternoon pick-me-up stop by Palomino Coffee and take in the carefully curated environment while grabbing their fan-favorite Cardamom Mocha. Homes located south of Cesar Chavez and closest to Lady Bird Lake in the Holly District provide plenty of outdoorsy activities in the heart of the city. The Govalle neighborhood, nestled just on the outskirts of the skyline provides a bit of privacy with treelined streets, while still being close to the hustle and bustle of downtown with direct access to the 6th and 7th street corridor featuring culinary favorites including Suerte, Counter Cafe, Ramen Tatsam and Easy Tiger.

Rosewood and Chesnut neighborhoods on the northside of East Austin have easy access to downtown, the Capital, and the University of Texas and feature longstanding restaurant favorites to the locals such as Franklin BBQ, Paperboy, Hillside Farmacy, and Rockstar Bagels.
